A little prep goes a long way — it keeps your sellers smiling, makes your job easier, and gets you stunning photos that turn heads (and spark showings). Your confirmation email has a link to a homeowner prep guide (or grab it anytime at weltonmedia.com/preparation). It’s super easy to share with your clients and really helps set clear expectations so everyone feels calm and ready.
🧺 If you don’t want it photographed, tuck it away
Ask your clients to move personal items, small stuff, or anything they don’t want in photos before I arrive — a closet, basement, or garage is perfect. (I only shoot garages if you request it.) Even the inside of a vehicle is a great place for extra temporary storage. This avoids the frantic last-minute shuffle and keeps us from accidentally skipping important spots while someone’s still carrying a laundry basket.
🚪 No double booking
Please avoid scheduling other appointments at the same time — like listing meetings, contractors, cleaners, or social calls. Fewer moving parts means a faster, smoother shoot (and better photos).
🚁 Want extras? Give me a heads-up
If you’re thinking about adding drone shots, floorplans, or extra detail photos, it’s best to include them when you book. I try to add services on the fly whenever I can, but heads-up makes it way easier — late additions might mean we have to tweak the schedule.
📝 Any special circumstances? Let me know
Every home’s unique. If there’s something I should know (no electricity, death trap decks, limited mobility, strong odors, language barriers, pets that need to stay put, hospice care — you name it, I've probably seen it), please tell me ahead of time. You can pop it in your booking notes or reach out directly.
🏠 Tenant-occupied homes = someone needs to be there
If tenants live in the property, I require the agent or homeowner to be present. It keeps things smooth, respectful, and professional for everyone.
🪞 Not all sellers are the same — and that’s okay
If you notice your client might be struggling with getting the home ready, it can be super helpful to bring in a local cleaner, handyman, or even an interior decorator. A little extra support upfront can save a ton of stress later and make sure the property shines its brightest on photo day (and beyond).
✨ Not ready? No sweat — we can reschedule
If the home isn’t quite photo-ready, it’s totally okay to move the appointment a few hours ahead of time without penalty. I’d much rather capture the home when it’s looking its best than push through a stressful shoot. A little patience pays off big time in the final photos.
